Calling out a plumber on a Sunday night at 2:00 AM costs roughly three times more than a scheduled service. In the tax world, we call this “preventative maintenance,” but in the real world, we call it “keeping your sanity (and your cash).”

With the 2026/27 tax year bringing tighter reporting requirements under MTD, staying on top of your maintenance isn’t just about safety—it’s about predictable cash flow. Let’s look at the “Big Three” legal requirements and the “Smart Three” financial ones.


1. The Legal “Big Three” (Non-Negotiable)

If you miss these, you aren’t just looking at a fine; you could face significant legal trouble and invalidate your insurance.

  • Gas Safety Certificate (CP12): Must be done every 12 months by a Gas Safe registered engineer. You must give a copy to your tenant within 28 days of the check.

  • Electrical Installation Condition Report (EICR): Usually required every 5 years. It ensures the fixed wiring, sockets, and consumer unit are safe.

  • Energy Performance Certificate (EPC): Valid for 10 years. Currently, the minimum rating is ‘E’, though there is ongoing talk in Parliament about raising this to ‘C’ for new tenancies by 2028.


2. The “Smart Three” (Profit Protectors)

These aren’t always legally mandated, but they are 100% tax-deductible and save you thousands in the long run.

Boiler Servicing

A boiler replacement can cost £2,500+. An annual service costs around £80–£100. By servicing it every summer (when engineers are less busy!), you extend the life of the unit and catch small leaks before they ruin the floorboards.

Guttering and Roof Checks

One blocked gutter can lead to a damp patch in the upstairs bedroom. Damp is expensive to treat and can lead to rent reductions or even “fitness for human habitation” claims. A quick £50 gutter clear-out every autumn is the best insurance you can buy.

Wear-and-Tear “Walkthroughs”

Don’t wait for the tenant to leave to see the property. A 6-month inspection allows you to spot:

  • Leaky taps (saving your vanity units from rotting).

  • Bathroom sealant failure (preventing ceiling damage below).

  • Sub-letting or smoking (which could void your insurance).


3. The Financial Impact: Emergency vs. Planned

Let’s look at the numbers. If you are a Basic Rate taxpayer, every £100 you spend on maintenance actually only “costs” you £80 because it reduces your tax bill.

  • Pro Tip: Create a digital folder for “Maintenance 2026/27.” As soon as the Gas Safe engineer emails you the invoice, snap a photo or upload it to your accounting software (like Xero or QuickBooks). This ensures you have the proof ready for your quarterly HMRC update.
